The party gaining the benefit of the easement is the dominant estate (or dominant tenement), while the party granting the burden is the servient estate (or servient tenement).
The benefit of a restrictive covenant is therefore tied to the servient tenement (rather than the owner of the land personally) and burdens the land, despite any future transfers.
